A ‘Triumph of Contemporary Design’ in the English Countryside Asks Close to £2 Million

An unexpectedly sleek and contemporary country house in the middle of the English countryside has hit the market for £1.95 million (US$2.48 million).

Built in 2021, Kingsfield Pond is a “triumph of contemporary design,” that used natural materials like wood columns, engineered elm floors, stone tiles and lots of glass, “to create a truly exceptional residence,” according to Savills, which listed the home in mid-July.

Located in the Lincolnshire village of Barnoldby le Beck, the four-bedroom property “has to be the most James Bond house I have been in,” said Roo Fisher, head of Savills Lincoln.

Kingsfield Pond is a Paragraph 55 house—now also known as Paragraph 79—which refers to a special clause in planning policy introduced in 1997 that allows new homes of exceptional design to be built in rural areas, National Parks and Areas of Outstanding Natural Beauty—designated for conservation due to their significant landscape value.

Getting approval for such a property can be tough, with the process being highly challenging and subjective.

The house was designed to blend into its surroundings and conceived to be eco-friendly with features like triple glazing and underfloor heating to make it extremely warm and energy efficient in the winter.

Spanning about 7,200 square feet over a single story, the property is entered via a long corridor with a gym on one side and a guest bedroom on the other.

The corridor leads into the main part of the house, where there’s an indoor swimming pool with walls of glass overlooking the garden as well as the rest of the home’s bedrooms, including the primary suite.

In a separate wing is the open-plan living, kitchen and dining space, along with a games room.

The house was created with “meticulous attention to design and build,” Fisher said. And the result is a “a stunning space to live which can all be run by your mobile phone. I just love the floor to ceiling windows which really bring the garden into the house.”

Outside, the garden features approximately 300 trees—which ensure privacy—including willow, silver birch, cherry and acer as well as a large pond and wildflower gardens which attract a wide array of wildlife, according to Savills.
